  3. Good Morning to Our Dear Mary, Thank you for the great Photo's above!! Jason's Photos are always great, but this one with the moving water makes one feel they could be sitting on the dock in the 'evening' and dreaming the time away^_^<3 Sooo Relaxing B)^_^<3
I'm so glad our Sweet Sid won the Coaster set..Very special knowing that Mr. Eastman took the time to make them out of old wood from the 'Original' Cottage…Now there's hope that one of Our Blogging Buddies could win this Beautiful Place.
Of all of the BC's from the first in 2007, this is my absolute favorite…All the others were great for different reasons, but this one has it all…Great Craftsmanship, Pride and Love all wrapped up in this Cottage…All involved were super in their part of the rebuild and should be Very proud of the results..
I have had so much fun this BC, starting out with a breathtaking views and the Camera Cam that made it so much more fun..Thank you for that!!! Choosing things in People's Choice was fun and sometime difficult..but did our best for this little Cottage on the water.
I for one, am very proud to be part of the results..Everything turned out Just Beautiful and I'm so glad to be part of the Journey we took this time to Atlantic, NC…Beautiful Area and still is 'Our Cozy Little Cottage' on the water!!! <3<3<3B) Thank you again Mary for another exciting adventure..We appreciate you and all that you do!:):D^_^:pB)<3<3<3

    • Jennie, you just expressed so beautifully all there is to be thankful for and love about the Blog Cabin this year. It is my favorite too. Just one person is going to actually win this bit of heaven on earth, but none of us will truly lose. We will take with us the memories, both happy and sad, and the friendships we've made, and also the dreams to together build the next Blog Cabin.<3<3<3

  7. According to a previous post by Clive, the Blog Cabin “winner” will have to come up with approx. $206,000 in Federal and State taxes in addition to real estate transfer taxes, deed recording charges and closing costs; all future real estate taxes and other expenses related to the maintenance of the house and title insurance and homeowner's hazard and liability insurance.

I wonder just how many of the past “winners” of previous Blog Cabins, Dream Homes, Smart Homes, etc. have actually be able to assume ownership of their prize?

pinevalley on July 31, 2013 at 12:07 pm
    • I must correct that high tax bill based on a calculating error when I wasn't thinking too clearly. :$ Don and others have pointed this out. Sorry for that. The federal income tax on the cabin ARV alone would be about $141,000 if filing singly or $131,000 if married & filing jointly. There's also state income tax if applicable. I used 5% as an average which on the BC would be about $23,000. So you have an income tax bill of somewhere between $164,000 and $154,000 for most people. Significantly lower than my mistake earlier. N.B. All your other income from 2013-14 would also be taxed at 39.6% as it would all be over the two thresholds for top rate tax.

As for keeping previous HGTV sweepstakes homes I'm not certain. One of the early DH's was kept as a rental property for several years before being sold at the crest of the property bubble. The 2005 DH was kept by the winner. However, he made some poor choices and lost everything. On a happier note the 2011 BC was kept by the winner. All the other BC's, except 2009 which wasn't awarded and 2012, have been sold within a few weeks to a few months of winning and all for just below the ARV.:)

Clive on July 31, 2013 at 12:35 pm
    • Sounding better all the time Clive.B) Getting ready:D

      540sam on July 31, 2013 at 1:01 pm
    • How come 2009 wasn't awarded? Any explanations provided? Well the fact that they were sold within a few weeks or months is a good sign, right, do u know if scripts, DIY helped with the sale?

coolsmiley on July 31, 2013 at 3:00 pm
    • In 2009 there was a dispute between the developer, DIY, the builder and many subcontractors who calimed to not have been paid. There have been several court dates but I'm not sure all has been resolved. Some bloggers discovered that the developer had a history of trying to evade payments. There were several liens on the property so DIY awarded the value of the house alone ($500,000) in cash to the winner. There's a clause in the rules that covers this type of situation for this BC also, although I'm sure that would never happen here :)

I doubt that Scripps or any of their associates would help or advise the winner on what to do. They may be legally barred from doing something like that and it would be very unwise of them to get into financial advising. There are many reputable Certified Financial Advisers, some with experience of this very type of situation, in the country. I and others have repeatedly blogged that the winner needs to go to one of these as soon as they're informed of their success. IMO Avoid friends, family members & well intentioned bloggers. Everyones finances are different and must be addressed likewise. ^_^

Clive on July 31, 2013 at 3:41 pm
    • wow I wasn't aware that happened in 2009, where was the intended locale? I guess I thought "They" would recommend a "Reputable" financial advisor as they have dealt with the giveaways for so long, they would know whose well versed or experienced in the situation, I suppose it worked out well for the 2009 winner however! I know what you mean I have lost all my savings due to well meaning relatives.

coolsmiley on July 31, 2013 at 4:03 pm
    • I remember that it was in a gated community outside of Asheville. Personally, I would not have wanted to live in a place that screens visitors before allowing them into the development, anyway.

LLColeman on July 31, 2013 at 6:26 pm
    • Is Ashville in NC as well? yes I am not as fond of gated as well, too many rules and lots of HOA dues!!

coolsmiley on July 31, 2013 at 7:10 pm
    • It was actually nearly 50 miles from Asheville, way up in the mountains. Probably difficult to access in winter too. Many of those speculative developments have gone broke in the last 10 yrs. with the recession. That poses a massive problem for those who own homes in them. Property prices plummet but HOA costs skyrocket. As more people leave those remaining have to cover the same fees. I know I'm not alone in being happy that DIY now avoids gated communities, especially highly speculative ones.

    • I will address a few things I do know if you own the home , you do NOT have to have homeowners Insurance or liability Ins however understand if a hurricane or something like a tree taking out the balcony ,Your on your own, but sometimes HO Ins. is tricky with NOT covering acts of God!! If you have a mortgage the bank will require the HO INS. In NY transfer tax fees were $4.00 per thousand of value, don't know NC fee. Deed recording is usually fairly cheap and always necessary, I thought but could be wrong that "THEY" provided clean title but perhaps they chg. you for that (prob.) as p/o closing costs and was told the areas taxes are cheap like 2k for blog cabin
