  2. It's a little hard to choose a bath mat when you don't know the colors of the floor tile. Personally I wasn't wowed by the selections. I'll let you all vote this one and I'll just enjoy the cabin cam. Beautiful day out today. Think I'll take a walk at noon.

No matter what you choose the DIY Design Team has something that will go with it or it wouldn't be on the choice list. I believe that who ever gets the house would be very appreciative that DIY gave them not only the house but furnished it as well . I think the dark slate gray color won for the bathroom tile. i personally love to see the choices after I vote, to see how my vote compares–and if I like something different, I sometimes change my mind and vote the favorite, but sometimes I keep on voting the way I started. For me, it is fun to know I have a say in the gifts for the winners, and the amenities in the home…. I love the voting. This is my first year, blogging. I really have begun to love the whole group, and of course will be very happy for whoever is the lucky winner!

    • Hi 540Sam & Everyone! I just checked the cabin cam–the dock looks great–doesn't it? I thought I saw houses across the way, on the ocean side of the Outer Banks, also for the first time, thought just maybe that was the lighthouse in the distance… but I have searched so often at night, that I really don't know if it could be, because the only lights show up along that southeastern half-circle, except for the moon. Looks like the BC will have a gorgeous sunset for us tonight, if I can get the camera off of Panorama ;=)

  6. Hi guys! I hope all is well. I would like to take the time to thank DIY for giving us the opportunity to not only win this beautiful home but to be a part of the entire process. I really hope that who ever wins this home will be able to keep it and pass it down for many generations. I fell in love with it ever since I saw it in its original state. The beauty is not only the history and the love but the natural beauty the home is surrounded by. This home just gives you a wonderfully warm feeling and can seem to magically take you away from all your pains and problems if only for a few minutes means a lot to most of us on here. I know some are probably tired of me stating and praying that the new owner gives back and helps to make my dream come true. This dream is to rescue a few older dogs from the shelter that will only know the inside of a cage until they are put down simply because they are old and have no chance of adoption. Please help these animals and let them live the rest of their life enjoying this beautiful land as you will. Let them know love and the outside of a cage. To be put down just because you are old is so sad to me. Best of luck to all of you. Much Love!! <3<3<3<3

    • My dream is to have a few acres so that I can take care of 100 dogs. I have 3 , and all I can have right now. We have rescued several older dogs over the years to keep them from being put down. Empathize with you, our dogs are our kids, and have been for 32+ years.

    • HI Asandmancan, Builder, 540Sam & Everyone! Our little cottage is coming along so well. It's hard to believe the magnificent changes that have already been accomplished. I always say my little prayer too, for someone who needs it, but then I guess it's all relative–Remember that old poster/saying from the '70's–"No matter how much money you have, it always takes all you get" or something to that effect. I know from reading the blogs that some of us are retired, some disabled, some young with children, some older parents, some grandparents… and it is truly humbling to recognize the love that each and every one has for this little piece of land and simple cottage. It is a love story for us all. I know if you come back in late July when the voting for the BC starts, you really MIGHT be the lucky winner ;=). Best of luck to you, and to everyone!

I will be voting too, and entering, but never really get my hopes up–I've lived a long time and never won anything–don't expect to start now. But I love this blog and the little cottage.     • I know what you meen, I have never won any thing in my life. But I've allways thought "Expect the Worse and hope for the Best!" ;)
      I am an Electrician (well befor the layoff I was… ) and it's good to see all the other aspects that go in to the design side of things and the History!

    • Hi Asandmancan! By your screen name I knew that you were an optimist too! Sorry about your layoff, but maybe it's giving you a break from work for awhile. Sometimes, I think things happen to help us when we need to get off the treadmill and have some fun. I know, no job, no money, but with job, no time. It's all a trade-off. Just think, you'll never have to hire an electrician to repair anything at home ;=). You might even have time to study to be your own boss–get a contractor's license, maybe? Just a thought… best of luck to you and to all the bloggers!

    • I read your blog, but I don't understand what you mean when you say go by the way of others. And I thought when you win a home you have no mortgage, just property taxs.

    • Yes that is what a lot of people thought also. When you win it's just as if you won the lottery, you will have to pay federal and state taxes on the total amount which can mount up to around 30-40% of the value, depending on if you fall into capital gains etc. Thats why almost all of the winners have had to sell them. I sure hope this one isn't. Someone jump in and help me with the tax rate, thats why I have a bookeeper, not too good with it.

    • Federal income tax at 39.6% (top rate income tax) is due on the fair market value of the total prize. If the winners home state levies income tax that also must be paid on the total value of the prize. Property tax and insurance come later if the winner keeps the house. This is the same as lottery wins or any other sweepstakes win (Dream Home, Smart Home, Urban Oasis etc.).:)

      Selling is usual because the vast majority of entrants probably enter with selling the house ASAP as their plan. Several of the Blog Cabins were sold within weeks of winning. Only one has been kept by the winner and it was an amazing set of providential circumstances that led to that happening including the happy situation for them that they could afford to pay the income tax.:)

    • Smart House currently has a $750 annual HOA payment, sure to go up as more units are sold.

    • Usually, HOA fees are based on every unit being sold. If any aren't sold the cost goes up in proportion to the shortfall. For example, say the HOA fee in a 10 property development is $750 pa per property and only 5 properties are sold the actual HOA fees will rise to $1500 pa per property. Don't be fooled by any HOA fee quotes. Do the math and check how many units are actually contributing to the cost. This is a common trick used by developers to make the HOA fees seem less than they really are.

    • If the HOA fees go up, the owners won't have any say in the matter–I haven't researched this development but you would need the security in Jacksonville if you want to live there, for sure. I think they rival Miami for murder capital of Florida–just saying… This post may get taken down but it is the honest truth. I don't mean to write anything that is not allowed. If you know about HOA's, then you also know that there are invasive rules, that deny you the rights of having a "garden" or parking outside of your home, or having an RV, or children's play equipment… lots of things we 'common folk' take for granted… so there is a good side (security) and a bad side ( you always have a boss and it costs $$$). I imagine lots of others can relate their experiences with HOA's ;=).

    • Thanks for the info Clive! I didn't know about how much the taxes were, since it seems to almost be different with states, but as this is Federal, I don't think there's any variance on it. If I were lucky enough to win, I'll still be among the working people so with a little luck, I'd be able to keep it. Otherwise, maybe I could rent a room out during the summer months? A little extra cash flow, perhaps???

    • Thanks again for the input Clive. When you say the winners home state must pay taxes do you mean where they currently reside or where the property is? If thats the case if you sold the house would you have to pay state taxes in both states? This is why I dont do my own taxes.:S

    • Correct. "Home state" is where they currently reside and are paying tax. Some erroneously think that if the house is in NC then the winner has to pay NC income tax but that's incorrect unless the winner also comes from NC (like yourself I believe). State taxes are, usually, only paid in the state of domicile but there may be exceptions. As I and others continually say, if you win get professional advice ASAP. Don't delay a day more than necessary and never take advice from family & friends, no matter how well intentioned or informed these people are. :)

    • Hi 540sam ! I agree with you and hope the winner can keep this lovely cabin. Clive was so nice to give the info. about taxes. Oh, what an awful thought. Just paid my county and local then got sewer tax bill.Later will get the highest with school taxes. But, this will be a wow of a tax. Has anything been said about the value of the Blog cabin? I just keep looking how nice it is and what the finished place will look like. I know it will be beautiful and the workmanship the best! They always do quality work.     • DIY will give a value for the house and furniture etc when they post the sweepstakes rules in July. However, the value given by DIY isn't the Fair Market Value (FMV) on which the tax will actualy be calculated. The FMV is either the price the winner sells the house for or the value given by a qualified appraiser (probably need at least two) that the IRS will accept. Everyone's circumstances are different so the winner needs to get professional advice as soon as possible after winning.

      One point to remember is that the winner will not be taxed just on the value of the prize. All their other annual income for that year will also be taxed at the top federal rate of 39.6%. It's not just the value of the prize that gets taxed at the highest rate, but all income for that year also.

    • Hi Sally, Nan, and Everyone! I was reading this blog with interest because some of us are waaaaaaaay better with financial dealings and math than others (like myself)! Thanks for telling us when you believe we'll know more about the value of the prize, and how it will be determined. I know absolutely nothing about real estate or tax laws. One thing I do know is that whoever wins will need to go to an accountant/tax specialist immediately. I am the kind of person who can only really understand it when I see it in "black and white." Therefore, I really appreciate you, Sally, and everyone else who has given such specific factual information. Thank you!

    • Hi Nan & everyone! I pray this year the cabin will stay in the family. Just the federal tax will be an issue if you are not currently a NC state resident, right? Unless of course your state has significantly high state taxes. And disabled, elderly, other exemptions will help some people out on the yearly taxes. The BC will have its own septic system (very expertly explained by our friendly contractor/builders), and I imagine it might have its own well, considering the well pump that was just outside. I don't know if I have read whether or not the BC will have some type of community water pumped in? Does anybody know? About the value, I am just a blogger, not one who knows, but it looks like it was bought for $500,000 and Trulia has it valued at $236,000 right now. I personally wish it would stay in the range of the homes around it (it's very close at the $236 amount) just so possibly the winner could afford to keep it, but if you're planning to win and sell, then you might want it valued higher. I am not logical about this, because I just fell in love with the place and have been wracking my brain to figure out how to keep it… thank goodness for Builder, Clive, & 540Sam and others who understand the actual cost of ownership. Just keep reading the blog–you'll get your answers. Love the voting too! I picked the slippers with the waterproof soles #1 choice–just thought they'd keep my feet toasty and dry when I go outside early morning to walk about the place ;+).

    • Isnt it a great country, when regular people such as most of us can't afford a dream due to taxes and yet the wealthy can buy it and write it off as an entertainment expense and not pay taxes. Ahhhhhhh the american dream is wonderfull until you wake up.:(

    • Somehow, my rose-colored glasses were broken a long time ago, and I just figured out that we exist to help the rich and powerful get more rich and powerful, and we just have to help each other whenever we get the chance–the phrase now is 'pay it forward,' but it's more like the Golden Rule. I hate to think about the disparity between the 99% and the 1%. I imagine that most of the bloggers here are the 99%! I'm so glad you have been blogging because you've helped me to understand the true cost of dreaming … but to look on the bright side, the winner should be able to take something away from winning, right? And just winning would be terrifically exciting! Just walking through! ;+) It's sort of like getting your check… you get to see the money in the bank for a few hours or days… I actually play the lottery, but only one number. I have never won, but still I hope, and like that, this BC gives some hope to us, and a community to connect with, instead of ordering a bunch of junk (sorry TV shoppers)…. we get to vote, enter to win, and ARGG!     • Hi, 540 Sam and Everyone! I checked out the value online of the address which we've bantered around. It looks like DIY paid $500,000 for it, but it also looks like the value has fallen to be in line with the other properties around the address now. What do you think? Maybe it won't come in at such a high value that none of us can afford to keep it… just my optimism trying to rule my realism… and usually, like the saying goes, wish in one hand… hee hee … we can hope for the best for our winner.

    • Yes, DIY paid $1/2 million for it. All this information and more was on the blog months back. This is almost the same as they paid for the 2012 BC also. They have substantially improved the property in all ways. However, it does now have only two bedrooms. My conservative guess is that the ARV will be between $650,000 – $700,000. This is based on the value given for the last two BC's which were similar in location, size and initial cost to DIY. I doubt, seriously, that after all the work that DIY will value it less than what they paid for it. ;) Of course this is only my opinion – and the house next door is valued at $1,500,000

      One way to look at it is that the winner can sell at a lower price that the ARV, pay the income tax (federal & state) based on the sale price and still walk away with nearly 60% of the sale price to do with whatever they wish. If the ARV and sale price is around $700,000 the winner, after tax will be nearly $400,000 better off than the day before they won. Not a 'Mega Millions' win but still enough for most of us to be comfortable and worry free for the rest of our lives.

    • Clive, I could do 400k in my pocket, but from what you said earlier the feds tax @ 39.6% then you have state to pay based on the stae you live in, then ad your anual income to that and thats based on the same rate, im not sure but I doubt if you could come away with 40% of the value based on all those taxes. Help me if I'm wrong here. Ain't America great?

    • Clive, are you an accountant? I am so in awe of your ability to explain this! I actually have several degrees, but nothing involving math, believe me. I write. I used to teach at the university, part-time, in the Communications Department. I spent quite a lot of time teaching the students how to do what comes so naturally to you. We are all much better off by having your comments on the blog. I had read somewhere on one of the threads of the location, researched it, sold to Scripps Network… etc. then I checked on Trulia for the current value. I had no idea the property next to it was valued well over a million dollars! I thought the property next to it was some sort of private air field. I am probably way off base… but believe me $400,000 would be just the same as a Mega Millions win for me! Many thanks for all the info and Best Luck to Everyone!
